What is Client Money Protect?

Client Money Protect is a protection scheme for landlords and tenants. It safeguards money that letting agents and property managers hold on behalf of clients.

This includes:

  • Rent collected on behalf of landlords
  • Tenant deposits before they are registered
  • Maintenance or repair funds held on account

If an agent fails to handle this money correctly, the scheme provides a route for compensation.

Why was Client Money Protect introduced?

The scheme was introduced to raise standards across the property industry and protect landlords and tenants from losing money due to poor practice or misconduct.

It ensures agents are accountable and operate with proper financial safeguards in place.

When did it become a legal requirement?

Client Money Protect became a legal requirement in England in April 2019 for all letting agents and property managers who hold client money.

Any agent operating without membership of an approved scheme is not compliant with current regulations.

When does Client Money Protect apply?

Client Money Protect is a safety net. It is only used if something goes wrong.

This may include situations where:

  • Client money is not returned
  • Funds have been misused
  • A business stops trading and money is missing

In a well-run agency, it should never need to be used - but it is there for peace of mind.
